Project Updates

Currently we have the following projects completed or ongoing.

Cooling Tower Project and Boiler

Although the Cooling Toweris completed, the Board of Directors decided to add boilers to the project to help with heating when we get those unexpected and lingering cold spells. Installation of these two boilers is now in progress.

CATWALK RENOVATION PROJECT

The Catwalk Renovation Project began in July 2010. The catwalk walkways are being repaired and a waterproof surface will be put on the walkway. The concrete walls will be removed and replaced with attractive aluminum railings. The residents approved this change of appearance by an overwhelming 85% in February 2009. This change will update the appearance of the building, provide a better view from the bedroom windows, reduce the weight imposed at the slab edge and allow water to drain from the walkways, require little to no maintenance, and increase the property value of the units.

Building & Resident Protection

The south side of the north parking lot from the lobby stairs to the fence (except for the Receiving Entrance) is fenced off for construction materials. During reconstruction shutters are secured and covered with a clear protective film and windows and doors are covered with a blue protective film. Residents, visitors and employees are sheltered from construction debris by a protective walkway to the Receiving entrance.

There are 3 mast climbers and several swing stages enabling a crew of more than 30 to work in multiple areas at the same time.

March 2011 Update

We are now eight months into the Catwalk Restoration Project. The estimated time frame by our contractor is one year and this project is right on schedule. July of 2011, barring any unforeseen problems, should see the end of this project. Our catwalk contractor, Carousel Development and Restoration, has also been awarded the contract to paint the building and this may begin at the highest floors before they complete the restoration of the lowest floors. Some concrete restoration is also scheduled for the E/F tower. Then the painting of the E/F Tower will be done after the completion of the major catwalk restoration and the E/F tower railings will also be painted at that time.

We have completed 68 apartment intrusions (repair of spalling that extends into the units) and another 30 are in progress, mostly on the North side of the building and at the lower floors. Our engineering firm identifies unit intrusions and owners are notified by certified mail and email prior to actual commencement of work. The intrusions take 10 days from start to completion. To all those unit owners who have experienced an intrusion, the Association thanks you for your understanding of the need to properly do this repair and for your cooperation.

On the North side, our contractor is currently in various phases of work, from preparing to waterproof the slabs (the last phase) at the upper levels to installing railings on lower levels, wall demolition on even lower levels, and doing slab and edge demolition and concrete pours on lower floors. They are currently doing demolition of slabs and edges on floors 6 and lower.

On the West side, our contractor is also working at different levels on different phases and is down to floor 8 including removal and replacement of expansion joints.
